In this competitive market everyone is trying to come up with ways making offers more attractive, and put your offer ahead of the pack when it comes to multiple offer situations. Thinking about taking out the home inspection from your contingency is not the right step to go. I’ll tell you why.
Purchasing your home will be one if not the biggest investment you will ever make in your life. Why would you spend hundreds of thousands of dollars on something and not check to make sure it is ok. This is not like buying a used car and if it breaks in the first 30 days you can bring it back. When you close it is yours and the problems or lack of problems come with it.
The average timeframe allowed to inspect is 10 days. With that you want to act fast to have it inspected with time to go over the lengthy report and make sure all the issues are ones that you can tolerate or afford. If you really want to make your offer more attractive you could cut the home inspection deadline down to say 5 days. Keep in mind you’ll want to make sure you check ahead with inspectors for availability because it will defeat the purpose if they can’t make the date. I’ve personally sat through countless inspections and you could not believe the things inspectors find that save the buyers from getting in over their heads. The last thing you need is to purchase a home over asking and not find out till after closing that the heating system is on its last leg and needs to be updated costing $10,000!
The other plus I always tell my first time home buyers is home inspections are an awesome resource to learn about your new home. A great inspector will take the buyer by the hand and show how all the mechanics of the home work. Changing filters, adjusting down spouts, maintaining appliances and many other things. I can’t tell you how many times my first time home buys come out of an inspection saying I can’t believe how much I just learned about that place. The amount of money you spend on an inspection is well worth it and a must for anyone looking to purchase a home.
